Book a consultation
A 20-minute call or an on-site walkthrough with the manager or a board member. We look at what needs cleaning and how the community is laid out.

Get a written proposal
Scope by area, a schedule in blocks that fit your quiet hours and gate procedures, insurance documents, and one price for the whole program. No proposal is written sight unseen.

Approve and schedule
The board or manager approves; we register with the gate, notify residents on your behalf if you want us to, and put the dates on the calendar.

We do the work and document it
Vetted, insured partners do the work under the Thoro Clean name. Every area is photographed before and after and the photos are sent to the manager with the invoice.
The physical work itself is performed by a vetted, independent local service partner in our network — not a Thoro Clean employee. Every partner is screened for insurance and workmanship before joining, held to our quality standard, and accountable to us directly for any job performed under the Thoro Clean name.

Questions boards ask
Do you name the association as additional insured?
We provide a certificate of insurance on request and will name the association as additional insured with the wording your management company requires.
Can you work around residents?
Yes. Common areas are scheduled in blocks inside your vendor hours, and we can notify residents ahead of each block on your behalf.
What about the runoff?
Partners must never send wash water to a storm drain.
Do you give a price over the phone?
Not for a community. We walk the property or review it with you, then send a written proposal with scope, schedule and one price for the program.
