Spring Curb Appeal: Exterior Cleaning That Pays Off Before You Sell

Buyers decide how they feel about a home before they walk in. Here is where exterior cleaning makes the biggest difference before you list.

First impressions start at the curb. Before a buyer sees the kitchen, they see the driveway, the siding, the windows and the front door, usually in listing photos long before they visit in person. A clean exterior tells them the home has been cared for. A tired one raises questions about what else might have been neglected.

The encouraging part is that much of what makes an exterior look worn is surface dirt, not damage. Mildew, pollen, tire marks, cobwebs and streaked glass can usually be cleaned away. That makes exterior cleaning one of the simplest ways to improve how a home presents, without renovation or major repairs.

Why does curb appeal matter when selling a house?

Most buyers start their search online, and the front exterior photo is often the first image they see. It shapes whether they click, whether they schedule a showing and what mood they arrive in. When they do pull up in person, the walk from the car to the front door sets the tone for everything inside.

Curb appeal is not about making a home look like something it is not. It is about removing distractions so buyers can see the house clearly. A green streak on the siding or a stained driveway can pull attention away from the features you want them to notice.

Should you pressure wash or soft wash your house before selling?

For siding and roofs, soft washing is usually the better choice. It uses low pressure and cleaning solutions to remove dirt, mildew, algae and the dark streaks common on many roofs, without forcing water behind siding or damaging shingles and paint. High pressure is better suited to hard surfaces like concrete.

A full exterior wash often makes the biggest visible difference of any single job. Pay particular attention to the north-facing and shaded sides of the house, where mildew tends to grow, and to areas near gutters and downspouts, where runoff leaves stains. In warm and humid climates, these spots can return quickly, so time the wash close to your listing date.

How much difference do clean windows make?

Clean windows do two things for a sale. From outside, they make the house look bright and finished instead of dull. From inside, they let in noticeably more natural light, which makes rooms feel larger and more inviting in photos and showings.

Have both the inside and outside of the glass cleaned, along with screens, frames and sills. Screens collect a surprising amount of dust and can make even clean glass look hazy. If any screens are torn or bent, repairing or removing them before photos is worth the small effort.

How do you make a driveway and walkway look new again?

Driveways, walkways, patios and pavers show their age quickly. Oil spots, tire marks, mildew and weeds in the joints all make hardscape look neglected, and these surfaces take up a lot of space in a front photo.

Pressure washing concrete removes most surface staining and brightens the whole approach to the house. For pavers, a proper cleaning followed by fresh joint sand, and sealing if appropriate for the material, can restore a crisp, even look. Do not overlook the front steps and porch, which buyers see up close while waiting at the door.

What other exterior details do buyers notice?

Once the big surfaces are clean, small details carry more weight. Buyers notice overflowing gutters, cobwebs around light fixtures and a cluttered side yard. Taking care of these finishes the picture.

It helps to stand across the street, or look at the house on your phone screen, and notice what draws your eye first. Anything that looks dirty, broken or out of place at that distance is likely to stand out in listing photos too. Fix those items first, then work on the smaller details below.

  • Clean gutters, and wipe down the outside faces if they have dark streaks
  • Wash or replace the front door mat, and clean the door, hardware and house numbers
  • Clear cobwebs from eaves, light fixtures and corners of the porch
  • Mow, edge and refresh mulch in beds that face the street
  • Clean outdoor furniture, or remove it if it is worn
  • Clean solar panels if they are visible from the street
  • Clean or put away trash bins so they are out of sight
  • Remove old equipment, debris and anything stored along the side of the house

When should you schedule exterior cleaning before listing photos?

Aim to finish exterior cleaning about one to two weeks before listing photos. That timing keeps everything fresh for the camera while leaving room for touch-ups if something gets missed or the weather does not cooperate.

Work from the top down. Clean the roof and gutters first, then wash the siding, then clean windows, and finish with the driveway and walkways. This order keeps runoff from dirtying surfaces you have already cleaned. Lawn care and landscaping should come last, ideally within a few days of the photos.

Spring is a popular time to list, and it is also when pollen is heaviest in many areas. If you are listing in spring, plan the wash after the worst of the pollen has passed, or plan a quick rinse right before the photographer arrives. In warm climates, where homes sell year-round, the same timing applies whatever the month.

Questions

Good to know.

Is it worth pressure washing a house before selling?

For most homes, yes. A clean exterior photographs better and helps the home look well maintained, and it is one of the simplest pre-listing improvements. Siding and roofs are usually best soft washed rather than pressure washed.

How long before listing should I clean the exterior?

About one to two weeks before listing photos. That keeps the home fresh for the camera and leaves time for touch-ups.

Can soft washing damage siding or a roof?

When done properly, soft washing uses low pressure specifically to avoid damage. High-pressure washing on siding or shingles is what can cause problems, which is why the method matters.

What should I clean first, windows or siding?

Wash the roof and siding first, then clean windows. Runoff from the house can spot glass that has already been cleaned.
