Good to know

What is an HOA compliance rinse?

Many associations have standards for how common areas and homes should look, and the shared spaces are the board's responsibility. A compliance rinse is a scheduled wash of those common areas: entrance features, walls, walkways and amenity exteriors. The goal is to remove mildew, algae and dirt before they become stains or resident complaints. Your crew uses high pressure on concrete that can take it and soft washing (low pressure with a cleaning solution) on painted walls, stucco, signs and other surfaces that high pressure could damage. The photo report gives your board a simple record of what was done and when.

Timing

How often should common areas be washed?

Most communities do well with one to two full washes a year, with entrances and high-traffic walkways done more often if they get heavy use or stay shaded and damp. Humidity, tree cover, irrigation overspray and nearby water all bring mildew and algae back faster. Many boards set a recurring schedule so the work happens before annual meetings, inspections or busy seasons instead of after complaints.

Before the first visit

A little prep.

  • Name a site contact: the community manager or a board member who can answer questions on the day.
  • Share a map or list of the areas in scope, and anything that's off limits.
  • Arrange access to gates, the clubhouse and any locked amenity areas, including early-morning entry if needed.
  • Confirm where your crew can connect to water.
  • Let residents know the date so cars, bikes and personal items are moved from washing areas.
  • Point out delicate landscaping, lighting, fresh paint or signs we should work around.

Questions

Good to know.

Can you work with our management company instead of the board directly?

Yes. We can work with whoever manages the community's vendors, and send proposals, schedules, photo reports and invoices to the right person.

Will washing damage painted walls, signs or stucco?

Not when the right method is used. Your crew soft washes painted, stuccoed and delicate surfaces with low pressure and a cleaning solution, and saves high pressure for concrete that can take it.

Do residents need to do anything?

Mostly just move cars, bikes and personal items from the areas being washed. We recommend notifying residents ahead of each visit.

Can we set up a recurring schedule?

Yes. Most communities set a recurring schedule for the year so common areas are washed on time without anyone having to remember.

Can you clean individual homes in the community too?

Homeowners can request their own house wash, driveway cleaning or other home services from Thoro Clean separately. Ask us if your board would like to offer it to residents.

How do we get a proposal?

Request a proposal online with the community's common areas and how often you want them washed. We confirm scope and price before anything is scheduled.
